MDS Engineering conducted a full MEP assessment of the historic Zion Church in downtown York, PA, to support Anne Arundel County’s adaptive reuse efforts in coordination with the Yorktowne Hotel redevelopment. The team evaluated existing infrastructure and confirmed the need for entirely new mechanical and plumbing systems, as no HVAC or active piping remained. Electrical evaluation revealed a functional main panel with potential for reuse, but most fixtures and branch systems were outdated, non-code compliant, or in poor condition. Recommendations included complete replacement of fire alarm and exterior lighting systems, while select emergency lighting components and decorative LED features may be salvageable. The assessment delivered a clear foundation for future schematic design, balancing historic preservation with modern code and performance standards.
